BERSIH & ME !!
Thoughout my 37 years living in malaysia, I can say that my life was pretty much calm & comfortable during my younger age. But this calm & comfortable scenario changes as reached my adulthood of 21 years old, as I can start to vote for the person that i want to be represented in the paliament. Frankly speaking, I was once a strong supporter of our current government (BN), as i used to believe that they really did a lot of development for the sake of the rakyat. This strong belief was mainly through reading all those governemt owned muitimedia like the TV & newspapers. My friends around me used to tell me that the goverment were not doing what they supposed to do (to reduce the burden of the people), and they were getting corrupt & corrupt as time goes by. But at that time, I really don't believe what they told me, and keep
on defending our government. We were like having a palimentary debate on this issue just like what our paliamantarian did at the paliment. As time goes by, My belief diminishes partly because of our access to the new media like internet, and also through some public speeches from our opposition. What I really furious is that a person will do anything because of money & power. Corruption is getting rampant from the time BN hold power till now, and it is getting serious as time goes by, until we also can't access the seriousness of this issue. Well, i just don't understand why money & power can be soo tempting, and will make a person to do anything just to be firthy rich and in power. Maybe somebody can explained this to me ?? well, if they can hijacked the people's hard earned money, they can even do things like manipulating the electoral. This is just like a student cheating in the examination, the differences is that the professionals & adults are doing at it. They are doing it for a purpose, TO STAY IN POWER, so that they can't be punish for what they had done wrongly, and still continue with their lavishing lifestyle. If this manipulation is
not detected, I think we MALAYSIANS would be living in a grey area,
and would not know that we have been cheated of our basic rights. This manipulation existed since long time ago, but this level of manipulation is getting more intense in this coming election. This shows that the current government are really very desperate in getting vote that they need to keep them from losing power. Just like we need our facebookians to LIKE what we posted. haha ! So, BERSIH is the answer for a FAIR & CLEAN ELECTION, and we as MALAYSIAN truly support you !!!
I'm really proud to be in this, and i really hope that our current government will listen to the voice of the RAKYAT for once !!!

BANGKOK THAI CHINESE CUISINE @ BANDAR BUKIT TINGGI 2
Every sunday would be our family gathering whereas we would go for dinner together here and there. On this sunday, we went to bandar bukit tinggi, klang for our usual dinner with my brother's family and our parents. So, I suggested to try out a thai restaurant nearby to my niece's tuition centre. The name of the restaurant is called " BANGKOK THAI CHINESE CUISINE". We managed to reach there at ard 6.30pm, and to our surprise the restaurant were packed. This really amazed me, as most people would start dinner ard 7pm but this restaurant was packed before 7pm. So, we proceed to order their signature dishe THAI STEAMED FISH (identical to BABY SEAFOOD in batu belah), THAI KERABU, PANDAN CHICKEN ETC. The Steamed fish are very spicy but tasty and overall the food are pretty good, the bad thing about this restaurant is that the air-conditioning are very bad, or MAYBE the steamed fish which is cooked with charcoal, are the culprit..haha..We managed to finish everything with lots of sweating..hehe..
Overall, I pretty like this place for the food but not the environment...HOT !! haha..Hope they would verify this problem as soon as possible.. a 7.5/10 for them...

CHEE CHEUNG FUN @ TAMAN ENG ANN, KLANG
One of my very best lunch hangout would be this stall. They are situated just 1 min from my house and they have been selling chee cheung fun for more than 20 years or so. That place that they used to sell their food were under a very BIG tree, during my younger time, we ( me and my schoolmates) used to hang out their for our chee cheung fun, popiah and many other great food & drinks. After this place being renovated, more stalls and foods been selling there, and most of the food are very tasty. Personally, I like the attitude of this stall's BOSS, he's very friendly and always smiling to his customers, although his tempered flare when his sons, wife, maid were doing something wrong..hehe.. WELL, I think he understand the MOTTO "CUSTOMERS ARE ALWAYS RIGHT, AND THEY ARE OUR BOSSES". Well, this place are full of people during lunch time and during weekends. The prices are very reasonable too.. oh yah, remember to get FREE soup from the boss whenever u finished your chee cheung fun..The soup together with the gravy is PERFECT !!!! I would rate a 8.5/10 for this stall and would rate 9/10 for their service !!

TUNE HOTEL @ IPOH
My business trip to the north was scheduled every 2 months, and because of the strategic location I would spend a night each at both butterworth & Ipoh. Almost all my trip i will stay at the same hotel because of reason like hospitality, security, parking accessibility and friendly staffs. Unless the my preferred hotel was fully booked, if not i would stick to the usual hotel. But this latest trip to the north is different all together. My night at IPOH, I came accross a new hotel just accross the street to the hotel that i used to stay in. From the appearance I can easily know that the hotel was TUNE HOTEL(the design is quite unique resemblance AIRASIA), So, I took the initiative to go check out the room rate ans see what they offered. To me, my budget was around RM90.00 to RM120.00. The normal package of tune hotel was around RM80.00 (which includes a 5 STAR BED, A POWER SHOWER, a hairdryer, a fan and hangers without wardrode). Aircondition was charged separately at RM12+ for 12 hours and RM20+ for 24 hours, Bath Towel was also charged separately at RM5.30+ per pcs, and 34" TV was also charges at RM15+ per day usage. Besides that, the usage of WIFI was also charged, but according to the friendly staff, they did provide 2 PCs next to the reception counter for FREE PUBLIC USAGE.
On the whole, the room cleanliness are great and comfortable. And the bathroom are very bright and nice. They used the finest brand for all the furniture & fittings such as KDK for their fans, SAMSUNG for their TV, Johnson Suisse for their BASIN & toilet bowl...I would stay again at this hotel on my next trip and i would rate a 7.5/10 for this TUNE HOTEL.

TAIWANESE DESSERT @ BANDAR BOTANIC
My favourite place for cold & icy dessert will definitely be this special taiwan restaurant called " LUCKY JELLY" , they served a lot of varieties of desserts both HOT & COLD, for me I really like to eat their RESTAURANT top selling dessert's THE PERFECT MATCH (Combination of both chocolate & mint...) Both my wife & me finished this in 5 mins..cause the cold is sooooo smoooth...We still haven't try all their desserts, but we would try all one by one..haha...I highly recommended this restaurant to those that want to have a cold & icy experience.,..trust me, THIS Is the BEST !!! Malaysia Real Estate Market 2012: Boom or Bust

As the debt crisis looms over the United States and Europe, investors are searching for alternative investments especially within the Asia-Pacific region.
Property Propaganda
A US-based advisory group Alternative Asset Analysis (AAA) claims the Asia's commercial property market is heading for growth with the top three locations for real estate investment being Hong Kong, Singapore, and Kuala Lumpur. The Senior VP Leslie Chua of AAA believes Malaysia is enjoying wage growth leading to more retailers settling into the capital city while Singapore sees a rise in visitors due to their resort developments, which has lead to growth within their real estate market.
A recent property exhibition hosted by The Star newspaper showcased key property developers around the Penang area. The Star mentions there is “Good demand for Penang property.” However The Star newspaper itself is a media outlet owned by a component of the Malaysian government and may only present positive views of property markets for the government’s best interests.
However another local Malaysian paper The Malay Mail took a survey of first-time and multiple home buyers’ reasons for not buying property in Malaysia under the article "Real Estate Blues." The survey uncovered 36% consumers believe properties are too expensive while another 33% lack the capital to purchase properties. Another interesting finding in the survey is that one-third will wait until after the Malaysian General Election.
Some complaints by home-buyers include "homes are snatched up by unscrupulous property agents who then resold them at exorbitant prices." One cannot help but wonder whether the Malaysian properties have more speculators than legitimate home-buyers. Any market having more speculators than legitimate buyers are foretold to collapse.
Meanwhile Malaysia-based Genting Group paid $236 million for Miami Herald’s headquarters in May citing Florida’s growing population, tourism, and nonstop flights from Asia to Miami. If Malaysians are investing in overseas real estate especially in the United States then it is time to reevaluate the current status of real estate climate within Malaysia.
Economic Analysis
In 2010 the Malaysian Government revealed three major development initiatives including the New Economic Model, the 10th Malaysian Plan, and the Economic Transformation Programme (ETP). The ETP alone will cost $444 Billion USD with 60% coming from the private sector. These initiatives seek to achieve an average of 6% GDP growth per year over the next ten years. Majority of these plans are dependent on political push to achieve the expected goals which will only be revealed after the General Election.
The FTSE Bursa Malaysia KLCI Index consisting of the 30 largest companies in Malaysia hit an all-time high above 1500 in 2008. Now three years later the index is still hovering around the same region. In 2010 Malaysia registered stronger-than-expected real Gross Domestic Product (GDP) growth of 7.2% according to the International Monetary Fund. Malaysia is expected to grow slower at 5.2% in 2011 according to the Malaysian Institute of Economic Research (MIER). While Research and Markets a leading source on market data expects Malaysia to grow 4.9% in 2011 and 4.2% in 2012. The downward projections of real GDP between 2010 and 2012 could lead Malaysia into a recession.
The three main economic risks affecting the Malaysian Economy are inflation, weakening export growth, and the budget deficit. The Malaysian Government is committed to reducing the fiscal deficit to 5.4% of GDP this year compared to 5.6% in 2010. The weakening export growth is affected by two major factors including the decline of the global economic recovery and the appreciation of the ringgit against the US Dollar.
The inflation rate was 2.3% in 2010 as the Bank Negara Malaysia raised their Overnight Policy Rate (OPR) three times last year (March, May, and July 2010) to curb inflation and is currently adopting a neutral stance. However inflation has peaked to 3.8% in June 2011 driven by high electricity and gas prices as reported by MIER.
Another reason for rising inflation is due to the unemployment rate which decreased between 2009 and 2010 from 3.6% to 3.3%. As more people become employed, prices for necessities tend to rise. While inflationary pressures are rising, the Bank Negara Malaysia may hike the Overnight Policy Rate (OPR) currently at 3% by 25 basis points later this year and another 25 basis points next year.
Property Analysis
Residential property prices rose slower this year compared to the first quarter of 2010 according to the Valuation and Property Services Department. This is mainly caused by slower exports due to the appreciating ringgit and slower economic growth caused by rising inflation.
According to the 2011 Property Market Report, the office sector is becoming a competitive market which will largely depend on the success of the Malaysian Government implementing their ETP initiative. Luxury condominiums in Kuala Lumpur city centre indicated a slight decline due to sluggish demand and increased supply in 2010. While service apartments accommodating guests on business trips to Kuala Lumpur have falling occupancy rates. The occupancy rate between 2009 and 2010 declined from 70.7% to 64.6% and it is expected to fall further when faced with large incoming supply which stands around 19,000 units by the end of 2013.
Examining Rental Yields
One of the prime attractions of owning property is receiving passive income however the gross rental yields have fallen over the past year. The Global Property Guide reported 120sq.m condominiums has a better yield ranging between 5% and 7% compared to a bungalow which has lower yields just over 4%. Last year the same 120sq.m condominiums averaged over 8%. The decline could be attributed to disadvantage of owning rental property.
The rental income tax is a flat rate of 26% for nonresidents receiving Malaysian-sourced income. There is also a Real Property Gains Tax of 5% for nonresidents holding Malaysian property for less than five years. Nonresidents looking to invest in properties become unattractive and difficult with these two deterrents.
Malaysia is a pro-tenant rental market even if the law is pro-landlord due to the inefficient, costly, and slow court system. Recovering unpaid rents is a major problem as there is no specific landlord or tenant law in Malaysia. Owning property in Malaysia for the basis of rental income becomes expensive and a hassle when rental income tax is high and the rental market are unregulated.
Malaysian Real Estate Realization
New supply of offices, luxury condominiums, and serviced apartments will affect supply over the next three years. As these projects near completion, the supply will inflict downward pressure on occupancies and rental prices. Prices tend to increase when there is limited supply. Certain areas in Malaysia should be immune to falling prices due to limited land like Penang and prime areas will continue to grow as communities saturate their existing supply.
The current Malaysian real estate market may be riding on last year’s real GDP growth of 7.2%, which is expected to decline over the next two years. Many Malaysians and foreign investors would rather wait until after the General Election which is due no later than March 2013 to assess whether it would be best to purchase properties. The results of the election will determine whether the 2010 development initiatives will progress forward to upgrade existing infrastructure such as roads, ports, and airports or create a slowdown which will also have an affect on the real estate markets.
The disadvantages are now outweighing the advantages of owning property in Malaysia. The appreciating ringgit has slowed the demand for exports and has made properties more expensive for foreign investors. While rising inflation pushes commodity prices higher and squeezing profit margins, the declining rental yields has made owning properties a bit risky with the high rental income tax diminishing their returns. As property prices are rising beyond fundamentals, an abrupt shift in home buyers’ optimism, rising costs of ownership and borrowing could cause significant price corrections downward.
Next year marks the Year of the Dragon which is considered the best year in the Chinese Zodiac calendar where couples get married and find homes to raise their families. This will certainly push Malaysia properties higher next year however the demand will eventually be lower as 2013 approaches

PONG TEH CHICKEN , ASSAM PRAWN & CENGCALOK FRIED EGGS @ MALACCA
One of my favourite food when i visited malacca is baba & nyonya delicacies. There's quite a lot of restaurant selling the same few type of nyonya food, but of most of the restaurant i tried before, this restaurant serves the best nyonya food of all time. We ordered their assam prawns, Pongtey chciken and their cengcalok fried egg. Of this 3 dishes, i like both the pong teh chciken & the egg, cause i can't really eat spicy food. So, the Assam Prawns my wife HABIS the whole plate..haha terrorleh ...Heard from some people's blog that this restaurant also serve very good cendol, but we can't continue eating already cause we are very full already. I would come back to this restaurant again on our next trip to try out the cendol and other dishes next time when i visit malacca again. Since this is one of my favourite food, I would rate 9/10 for all three dishes !!! Love it very much !!!

MALACCA'S VARIETY OF NYONYA KUIH
In almost all Malay and Peranakan kuih, the most common flavouring ingredients are grated coconut(plain or flavoured), coconut cream (thick or thin), pandan (screwpine) leaves and gula melaka (palm sugar, fresh or aged). While those make the flavour of kuih, their base and texture are built on a group of starches – rice flour, glutinous rice flour, glutinous rice and tapioca. Two other common ingredients are tapioca flour and green bean (mung bean) flour (sometimes called "green pea flour" in certain recipes). They play a most important part in giving kuihs their distinctive soft, almost pudding-like, yet firm texture. Wheat flour is rarely used in Southeast Asian cakes and pastries.
For most kuih there is no single "original" or "authentic" recipe. Traditionally, making kuih was the domain of elderly grandmothers, aunts and other women-folk, for whom the only (and best) method for cooking was by "agak agak" (approximation). They would instinctively take handfuls of ingredients and mix them without any measurements or any need of weighing scales. All is judged by its look and feel, the consistency of the batter and how it feels to the touch. Each family holds its own traditional recipe as well as each region and state..
Nyonya (Peranakan) and Malay kuih should not be distinguished since Peranakans have settled in the Malay Peninsula. They have adapted to Malay culinary and cultural heritage. Therefore there are many kuih native to Malay culture which have been improvised and retained by the Peranakans. The term Kuih/Kue/Kueh is widely used in the region of Malaysia and Indonesia to refer to sweet or savoury desserts. It is almost impossible to distinguish between Malay, Peranakan or Indonesian kuih as not many kuih history or recipe have been documented.
Though called by other names, one is likely to find various similar versions of kuih in neighbouring countries, such as Vietnam, Thailand, Myanmar, and Indonesia. For example, the colourful steamed Kuih Lapis and the rich Kuih Bingka Ubi are also available in Burma, Thailand, and Vietnam.
Nonya kuih come in different shapes, colours, texture and designs. Some examples are filled, coated, wrapped, sliced and layered kuih. Also, as mentioned earlier, most kuih are steamed, with some being boiled or baked. They can also be deep-fried and sometimes even grilled.

CLAYPOT CHICKEN RICE @ TAMAN BERKELEY KLANG
There are quite a few restaurant selling claypot chicken rice around klang. To me, this restaurant used to serve very good claypot chicken rice, but lately their taste are getting from good to ok only. The most important part in preparing this dish is to master the fire. If the rice is overcooked, it would burned the bottom part of the portion, So, the cook have to stir it regularly to make sure that the bottom part doesn't get burnt. Personally, I had tasted the best restaurant that serve the best claypot chicken rice, and they are from muar, and their shop are located at bandar baru klang. But to our dismay, they already relocated to other area, and im still trying to search for them. Yesterday, we ordered both their claypot chicken rice and yau mak..and it took them quite long to serve us. They seem very disorganize with a lot of shouting here & there. When we finally have the opportunity to eat, the claypot chicken rice really dissapoint us, as the bottom part burnt and we have to shallow all those burnt pieces...haha..I would give it a 5/10 for this , and hope that they can improve on the area that i have identify.

COCONUT HERBAL CHICKEN SOUP @ TAMAN BERKELEY, KLANG
Well, I have been to this restaurant more than my 10 fingers and frankly speaking the quality & taste of this restaurant's food is on the downtrend. We used to eat here every here & there, but last night is a bit dissappointing for both my wife & I . As usual, we would order a soup to feast on, and we ordered their signature soup- coconut herbal chicken soup. But to our dismay, the soup are not very strong taste like before, My wife & I like to eat food with strong taste aka saltier..So, for us this is just a normal soup, but served in a very special way...I would rate it 5/10 and hope that they would improve more in the overall taste..

FRIED PORRIDGE & STEAMED LALA @ TAMAN BERKELEY, KLANG


I would rate this fried porridge 8/10 ! We would visit this restoran soon for sure..
As for the steamed lala, I can said that the lala are very fresh & tasty, and the soup are very delicious too, My wife love it very much, as explained from 3/4 of this steamed lala are consumed by her. I would give a 7.5/10 rating for this steamed lala.

HERBAL DUCK NOODLE @ PUN CHUN, KOTA KEMUNING

Now we need't have to travel all the way to Bidor to eat this herbal duck noodle. Pun chun has open an outlet in kota kemuning , shah alam in 2008. Sadly, u dun have the chance to eat their famous wu kok ,but they have their signature dishes , steamed duck noodle, a mixtured of steamed roast duck leg with ginger, chinese herbs and longan. you have the option to have it wet or dry. Besides that, u can just ordered the herbal soup separately. As for me, I prefer the herbal soup more than the duck soup noodle, coz it taste better without the noodle. I would give a 7/10 on this herbal duck noodle, and rate a 8/10 on the herbal soup separately. Just love to drink the steamy soup...very PO...(IN HOKKIEN) HAHA !

AUNT RUBY'S HAINANESE CHICKEN CHOP

Hainanese are known for their skill in preparing dishes like chicken rice & chicken chop. Personally, i craved for chicken chop especially those prepared by hainanese. I have tried a lot of places, but no other places can compare to this restoran that i would highly recommended. It is located near my factory at teluk pulai. Aunt Ruby (Boss) 's hainanese chicken chop consists of a big piece of chicken chop, fried potatoes sliced, green peas and unions and topped up with gravy. I really love the taste of this dishes and i ordered this almost every week when i ate there. I recommended this to lots of my friends and they also love it very much. I would give a 9/10 for this hainanese chicken chop. awesome !!
